Ask Questions

If you have any concerns about the home, ask questions and put them in writing. Ask that the seller respond to your concerns in writing. This way you have a written record of any assurances the seller made to you. Oftentimes a buyer will come to my office with a major repair problem to the home. Their inspection report warns them that the problem may exist. I ask them why they bought the home. The usual response is that I asked the seller about it and he assured me it wasn't a problem. Now that you are asking the seller to pay to fix the problem, he denies the conversation ever occurred, or worse he states that he actually warned you that the problem existed. With a written record you can guarantee that if something goes wrong the judge or jury won't have to guess who is telling the truth.
